WE ARE ALMOST AT THE FINISH LINE!
Congrats on Making it to the Closing Table with your Buyer!

Congratulations, we are a 100 meter sprint away from the finish line!! We can see it! 

We have arrived at the last step of your home selling journey. After successfully navigating inspections, the appraisal and just about every other part of this process, I hope this has been a great experience for you this far!  I appreciate you and is has been great working with you.

Here is what to expect over the next week: 
  • Repairs are likely to be completed at this point. Please send us any contractor receipts  you may have for the completed work. 
  • Please call your utility companies to cancel the utilities. You are responsible to keep the lights on, water and gas going through the day of closing. Please keep in mind, timelines may always change.  We don't anticipate this to happen. However to be on the safe side, please add a couple of days as a buffer and have utilities run past the closing date. 
  • If you are staying in your home past closing and we have negotiated "rent-back", please obtain renters insurance. Once we close, you are no longer the "home owner", and  your home owners policy likely won't cover if anything happens. Not to say there will! This is for your own protection. Please have the buyer as an "additional insured" on the policy and obtain a $1,000,000 coverage. Cost should be somewhere between $15-40 per month. It is well worth the investment for peace of mind!
  • Once our escrow officer has prepared all of the closing documents, I will be in touch to schedule the signing with you. We generally like to sign a few days before the actual scheduled closing date. This allows the documents to be rechecked for accuracy/ missing signatures to ensure a smooth closing. Please make sure to carry two forms of ID with you just in case. Generally a credit card is a valid form, should a second ID be necessary. Please plan about 30 min for the signing. While we try to schedule signings in our office, it can not always be guaranteed. Depending on the availability of our escrow officer, we may have to meet at the title company. 

Over the next few days, we will continue to reach out to the lender to check on the progress and the final steps of your buyers' loan to make sure there are no surprises.  

On the actual agreed upon close date, the lender will release the wire and then we are in line to record the buyer's new deed with the county. Once the new deed is recored, it is official! You are no longer a homeowner and have a stack of $$$ in your hand! 


As with the Marketing and Pending Phase, I’ll continue to contact you every FRIDAY to update you on the status of the transaction during the Closing Phase.  Of course, we will likely talk more often than that and you can call me with any questions any time.
