Over the next few days, we will continue to reach out to the lender to check on the progress and the final steps of your loan to make sure there are no surprises.
On the actual agreed upon close date, the lender will release the wire and then we are in line to record the buyer's new deed with the county. Once the new deed is recored, it is official! You are a new home owner!
As with the Marketing and Pending Phase, I’ll continue to contact you every FRIDAY to update you on the status of the transaction during the Closing Phase. Of course, we will likely talk more often than that and you can call me with any questions any time.

- Repairs are likely to be completed at this point. We are in the process of obtaining copies of the receipts from the seller.
- Please call your utility companies to turn on the utilities. The seller is responsible to have the lights on, water running and gas going through the day of closing. You are responsible for all utilities starting the day after closing. Below is a list of the general phone numbers. Please call and should your service provider for any reason be different, they will be able to get you connected with the right company:

- Once your lender and our escrow officer has prepared all of the closing documents, I will be in touch to schedule the signing with you. We generally like to sign a few days before the actual scheduled closing date. This allows the documents to be rechecked for accuracy/ missing signatures to ensure a smooth closing. Please make sure to carry two forms of ID with you just in case. Generally a credit card is a valid form, should a second ID be necessary. Please plan about 30 min for the signing. While we try to schedule signings in our office, it can not always be guaranteed. Depending on the availability of our escrow officer, we may have to meet at the title company.
